Elite Gate Installation in Northridge: What to Know First

Elite gate installation in Northridge typically runs $1,400 to $6,200 depending on whether you need a single swing gate, a double driveway gate, or a full sliding gate with automation. Most Elite jobs we take on are completed in one visit, and we quote the full price before any work begins. We’re an independent Elite service provider, not a factory shop, which means we stock the parts Northridge homes actually need and we don’t have to wait on a manufacturer to approve a repair. If you own an Elite gate and it’s failing, sagging, or simply never worked right, call (925) 966-4150 and we’ll tell you straight what it needs.

This page is for homeowners in Northridge and the surrounding San Fernando Valley who already own an Elite gate or opener and want it installed, replaced, or rebuilt correctly. Victor Salinas grew up not far from the old Northridge Fashion Center and has spent nearly three decades working on gates across this valley. He’s seen every Elite model line on Northridge driveways, and he’s seen the same installation mistakes repeated by guys who were in a hurry.

How Elite Products Fail - and How We Fix Them

Elite gates are solid American hardware, but every brand has its weak points. Here’s what we see most often on Northridge properties, and what we do about it.

  • Elite SL3000 slide gate operators burning out limit switches. The SL3000 series is a workhorse on long Northridge driveways, but its limit switch assembly sits inside the operator housing where valley dust and heat accumulate. We replace the switch with the OEM part and reseal the housing properly. A lot of gate “repairs” on these units are just a switch replacement done sloppily, so the problem comes back in two years. Ours don’t.
  • Elite swing gate hinges sagging on heavy ornamental gates. Many Northridge homes have decorative iron gates that weigh far more than the factory hinge rating. When an installer uses the hinge that came with the post kit instead of a heavier barrel hinge, the gate drops and the opener strains against a misaligned leaf. We weld a heavier hinge set and re-hang the gate in-plane before touching the motor. The motor is rarely the cause; the hinge is.
  • Elite CSW200 control boards with phantom opening commands. The CSW200 line is common on Northridge estate entrances, and its control board can pick up stray signals when the loop detector wires run parallel to high-voltage landscape lighting. The gate opens on its own at 2 a.m., and the homeowner assumes the board is bad. We shield and reroute the loop wiring, and only replace the board if it’s actually faulty. That’s a fix most operators won’t find because they don’t carry a tone tracer.
  • Elite Miracle-One and similar older models with worn drive gears. Northridge homeowners who bought Elite gates in the 1990s and early 2000s often have a Miracle-One operator still in service. The drive gear is nylon and it wears into a smooth surface after 15 to 20 years of heat cycling. The gate will move halfway, then slip. We replace the gear with the current OEM spec and adjust the clutch to factory torque. The unit typically has another decade in it after that.
  • Improper installation of Elite pedestrian gates with magnetic locks. A Northridge pedestrian gate with an Elite maglock will fail open if the installer didn’t set the armature plate gap to the manufacturer’s specified 1/8 inch. Too wide and the lock buzzes; too tight and it binds. We set the gap with feeler gauges, not by eye, and we torque the mounting bolts to spec. Most pedestrian gate failures we correct were installed by people who never read the Elite installation sheet.

Our Elite Gate Installation Process

Every Elite gate installation in Northridge follows the same sequence. No shortcuts, no surprises. Here’s how it goes.

  1. 1
Call and talk to a person. You call (925) 966-4150. A live person answers, 24 hours a day. We ask what the gate is doing, what model it is if you know, and when you’re available.
  2. 2
On-site assessment. We come to your Northridge property and inspect the gate, posts, hinges, opener, and wiring. We measure the gate weight, check the post plumb, and look at the power run. You get a written price before any work starts.
  3. 3
Parts decision. We decide jointly whether OEM Elite parts are required or whether a quality aftermarket equivalent makes sense for the budget. Warranty-sensitive components like control boards always get OEM. Wear items like wheels or chains can sometimes go either way. We explain the difference and let you decide.
  4. 4
Installation or repair. We do the work in one visit whenever the parts allow. That means the weld, the wiring, the opener, the safety edges, the keypad or intercom if you have one. The 400th job gets the same care as the first.
  5. 5
Testing and walkthrough. We run the gate through 15 full cycles, test the obstruction reversal, check the safety edges, and make sure the limits are set clean. We show you how to use the manual release and what to do in a power outage.
  6. 6
90-Day Done Right Promise. Every completed Elite gate installation is covered by our written 90-Day Done Right Promise. If it’s not right, we come back and make it right. No paperwork, no arguing, no exceptions. That’s the Keystone Standard.

What Elite Gate Installation Costs in Northridge

Straight numbers help you plan, so here are the ranges we see on Elite work across Northridge:

Job Type Typical Cost Range
Single swing gate installation (no opener) $1,400 - $2,800
Double swing gate installation (no opener) $2,800 - $5,200
Sliding gate installation (no opener) $2,200 - $4,500
Elite opener installation (swing or slide) $1,100 - $2,600
Full system: gate + Elite opener + keypad/intercom $4,000 - $6,200

What moves the price most is the gate weight, whether the posts need re-setting, and how far the power run is from your panel to the opener. A heavy ornamental double gate on a Northridge hillside lot with a 120-foot power run will land at the top of that range. A single forty-pound pedestrian gate twenty feet from an existing outlet will land at the bottom. You’ll know the exact number before we touch a bolt.
